What region do you service?

We service Vancouver Island and the Gulf Islands. Past project locations include Lantzville, Nanaimo, Gabriola, Gaviola, Klemtu, Salt Spring, Cedar, Yellow Point, Chemainus, Mill Bay, Cobble Hill and Vancouver.

How much time does a build require, from design to move in?

For a larger home, we require approximately 12 – 18 months for design and construction, including drawings, permits, finished building, exterior patios, fencing and landscaping. Smaller homes require 5 – 12 months.

Will Architrave help with lot selection?

Yes. We offer valuable advice at this stage. With a specific list of requirements, we will work with buyers or agents.

Does Architrave build to particular environmental standards like LEED?

We understand the built environment has tremendous impact on natural resources. Educating ourselves on initiatives such as LEED, PassiveHouse, EnerGuide, and Green Building Standards is a top priority at Architrave. To achieve the benefits of certification without adding the cost, we provide information on practical and tested solutions which a client can implement if desired.

Will you build on smaller, remote islands?

Yes. We enjoy the challenges of building in remote locations and have significant experience coordinating all aspects of crew and material transportation. Off-grid energy systems, sustainable building methods, and the costs / benefits of site-built vs. modular construction methods are also key areas of expertise.

Does Architrave manage the required permits and approvals?

Yes. We work as agents to obtain permits, variances, and rezoning. We coordinate with surveyors, geotechnical, structural and mechanical engineers.

How skilled are your craftsmen?

Our journeyman foremen have over one hundred years of combined experience. We pride ourselves on having sponsored more than half our crew through the provincial Red Seal journeyman carpenter apprenticeship program. We are committed to investing in BC’s skilled labour workforce.

What systems do you have in place to manage costs?

From personal experience, the principals at Architrave are very sensitive to projecting realistic budgets and keeping costs on track. As a result, we implement an effective company wide cost management strategy that commences as soon as our services are engaged:

  • Initial budgets use costs derived from recent projects. As the design evolves into construction drawings, we obtain firm quotes from suppliers and trades. By the time construction begins, we have a reliable cost projection and timeline.
  • During construction, we utilize reporting and accounting systems that keep you informed and the budget on track.

What systems do you have in place to manage quality?

Quality is a core value for Architrave. The tools we use for managing quality start with effective communication, clear design objectives and detailed construction drawings.
 
Quality is also defined by use of mock-ups (or prototypes where required) to effectively communicate material palates, designs and construction details. During the build phase, we establish a communication network that includes consultants, suppliers and tradespersons. This process allows for confirmation of component specifications, daily monitoring, and ultimately quality control.

What is the average cost of the homes you build?

We design-build our homes to satisfy a broad range of budgets and requirements. The per-square-foot cost ranges from $350 to $500+ depending on site conditions, design choices, and finishing options.

How does Architrave keep a client informed of progress during construction?

Each project has a dedicated manager that maintains a rapport with the client and provides regular updates throughout the design-build process. Detailed progress photos are also emailed weekly.
