First Steps
CONTACT
The first step in our design process is to contact us via email and provide us with as much information as possible about the project you are considering. We will respond to your message by scheduling a phone conversation to discuss the scope, budget, and timeline of your project. During this conversation, we will want to know about the building type, location, and whether it is a new build or a renovation.This initial conversation usually takes around 30 to 60 minutes. We will provide you with a checklist of items to consider before our in-person design consultation.
CONSULATATION
During the in-person design consultation, we will gather all the information we require to put together a Basis of Design document that outlines the vision for your project. This document will include the scope of the project, the building siting, orientation, form, and layout. We also discuss finishes and materials, as well as the options for heating, ventilation, and lighting. We will then send you the Basis of Design document to review and comment on. This will give you an opportunity to provide feedback such as whether we have misinterpreted something you asked for or if you think of something new since the last time we spoke.
PROPOSAL
If you decide to move forward with us, we will prepare a design service proposal for your project. The proposal will include the Basis of Design that we previously developed, the scope of work we will be undertaking and the associated fees, a list of additional consultants that may be required, and a proposed timeline of project milestones. You can review the proposal and ask any questions you may have or consider any adjustments to the scope or timelines. Once you are ready to move forward, contracts will be emailed to you for e-signing.
Second Step - Design Phase
PRE-DESIGN
Once you have signed the contract, the next step is the pre-design phase. During this phase, our services include importing your property survey into our CAD software, identifying existing structures, site features, etc. Measure and model any relevant existing buildings and review applicable by laws for regulations and restrictions. Conceptual Design development begins
SCHEMATIC DESIGN
Start developing the conceptual design informed by ideas in Basis of Design, as well as reflect character and features of your building site.
Assemble set of preliminary drawings showing siting, layout, and building form options.
We will then get your feedback on our ideas and incorporate your comments into the drawings over a few iterations.
Once we have a Schematic Design that satisfies your requirements, we will prepare a summary of probable costs and an outline of specifications.
DESIGN DEVELOPMENT
Continue to refine and optimize the design with your feedback.
Incorporate comments from sub-consultants team such as structural, mechanical, and electrical.
Start to formalize material and systems selections.
Third Step - Construction Phase
CONSTRUCTION DRAWINGS & SPECIFICATIONS
Once we have finalized all the design details with you, the next step is the construction phase. During this phase, we will detail the structure and assemblies, define materials and finishes, and dimension and annotate. We will also develop product schedules. Our aim during this phase is to ensure that the project is executed exactly as planned, and we will work closely with the construction team to make sure that happens.
BUILDING PERMIT APPLICATION
Compile checklist of documents required by AHJ (Authority Having Jurisdiction)
Register with HPO (Homeowner Protection Office)
Apply for New Home Warranty (if new home)
Complete agent authorization form, permit application form, and pay fee
Wait for permit approval before proceeding with construction.
CONSTRUCTION BUDGET & SCHEDULE
Conduct a material take-off to determine the quantity and cost of required materials
Obtain quotes from subtrades and suppliers for their services/products
Include allowances for unknown or undecided factors that may arise during construction
OTHER STEPS
Hire a team of subcontractors, and suppliers. Conduct regular inspections. Monitor and manage project expenses. Conduct regular meetings with the project team to identify and address any issues that may arise during construction
